In Memorium of Barnett B. Poles (1914-1970)
Designed by Gregory Ain, Architect, A.I.A., Modernique Homes is a fifty-two house (of over a hundred planned) subdivision originally constructed for the Advanced Development Company of Venice, California by Barnett B. Poles, General Contractor.   Built in the late 1940's, these homes sold between $12,400 and $12,950.

The neighborhood, at the corner of Palms and Beethoven, is an enclave of tree-lined streets where like-minded lovers of Ain's Modernist style live side by side in eight different configurations of the same basic floor plan, with clerestory lighting and floor-to-ceiling glass walls opening out to Garrett Eckbo's park-like landscape. Several of the Ain-designed homes were featured on the UCLA Hammer Museum house tour coinciding with The Un-Private House exhibition in the Fall of 2000.

This simple post-and-beam, flat roofed structure was the architect's answer to affordable yet aesthetic post-war housing. Unlike many of the other homes in the Mar Vista Project, which have been remodeled and added onto by previous owners, 3500 Beethoven Street remains faithful to the architect's design intent. The original building footprint is still intact, with the open flow of interior spaces and most of Ain's innovative details, including the built-in cabinets separating kitchen and living room and what remains of the sliding partition walls dividing the bedrooms.

Because the owners of these homes love them so dearly, they seldom come on the market. The last Gregory Ain / Barnett Poles house to sell in the neighborhood went for $750,000.

3501 Meier Street is presently listed at $769,000 (as of February, 2002) according to Brian Walsh Linder, A.I.A., Real Estate Broker with the firm of Mossler Deasy & Doe, located in Beverly Hills, California.
